Leasing

Institutional managers are locked into using their internal “leasing side of the house” to perform the vital function of renting space. At The Hearn Company, our supervisory leasing team has a combined 75-plus years of brokerage experience but is not committed to using an internal leasing arm. This gives us the flexibility to engage outside agents that are best suited to a specific market and asset.

We evaluate leasing team candidates on their experience, commitment and fit with a given property. In addition, we look to see that a senior agent will be handling the leasing for your property, rather than a junior member of the team. If the leasing team members change (a common occurrence in this area of the business) or expectations are not met, we are again free to pursue our search for the team that’s ideal for that particular assignment.

In step with our management style, our leasing programs are always aligned with the interests of the owner: increasing property value over the long term and maximizing cash flow over the short term.

While being held to the highest performance standards, our leasing partners are also given all the necessary tools to help them succeed. Drawing from the expertise of our in-house supervisory leasing, construction and legal departments, each leasing program is positioned—and expected—to outperform its competition.

Ready for easy renewal

Renewal leasing is handled by our experienced managers with the full support of the Chicago leasing staff. This approach frequently eliminates the tenant’s need to engage an outside broker (saving the commission) and does not elevate the process into a full-blown negotiation. The tenant enjoys a simplified, friendly renewal through the manager with whom they’ve built a trusting relationship over several years. If the tenant does choose to use a broker, we have the experience to represent ownership, as we have in our own properties for more than 35 years.
