Our management style is very "hands-on" with a strong emphasis on both tenant relationships and the details of building maintenance. Response times and client satisfaction are real objectives in an organization built on communication and action, not excuses. Knowledgeable and involved on-site staff in every asset, along with strong support from the corporate office in Chicago, makes possible the everyday excellence that is our continuing goal.

As we continue to search for prime commercial real estate in an extremely competitive market place, our experience at making both physical and empirical evaluations in a condensed time frame has never been more important. Our skill at identifying and understanding new markets has enabled us to grow wherever the most promising assets may be found. Our extensive market research, financial capacity, and ability to complete due diligence quickly has allowed us to successfully compete anywhere. Today, we focus on achieving superior performance through sound property management and attention to detail. This is key to our long-term investment goals as well as those of our lenders. Although previous performance does not always insure future success in any business, The Hearn Company believes in the simple philosophy of buying the "right properties" in the right locations, enhancing their current value, which in turn, creates future value.

The Hearn Company has extensive experience in pursuing "out of market" transactions and has migrated to the most active and compelling areas in the U.S. While we believe the entire country is our market, our recent San Diego and Phoenix acquisitions is a prime example of our ability to analyze and compete anywhere. Although competition can be fierce in primary markets such as San Diego, our long and stable past, coupled with our history of quick and thorough due diligence, has given us a significant advantage in markets like this one.
